Something in your rental needs fixing: mould or damp, a leak, hot water, heating or cooling, an appliance, a door, lock or window? A clear, polite written repair request to your landlord or property manager that describes the problem, says how it affects you, asks for it to be fixed by a reasonable date and, where your state's tenancy authority sets a time frame, says what it is. What this document does

  • Describes the problem clearly: what it is, where it is, when it started and whether it is getting worse.
  • Says how it affects you and your household, from your answers only.
  • Asks for the repair by a clear date and, where your state's tenancy authority sets a time frame, says what it is.
  • Offers access for a tradesperson and asks them to confirm in writing when the repair will be done.
  • Polite and calm: no threats about rent, the bond or the tribunal. A friendly, firm or formal tone, your choice.
  • You read it first, then we email it for you or you download it and send it yourself.

Everything about the Repair Request to Landlord or Agent

How much does the Repair Request cost?

A flat $29 AUD, including GST. There is no card required to start, no subscription and no hourly rate. You see a summary of your answers before you pay.

How long does it take?

There are 9 questions, which take a few minutes to answer. The letter is usually ready in about 5 minutes after payment, any time of day.

You see it first. The letter lands in your dashboard, and nothing is sent until you approve it. Then we email it for you, or you download it and send it yourself.

What if I need changes?

You read the full letter on your dashboard before anything is sent. You can change the wording yourself or ask for a redraft, with 2 edits included.

Does the letter mention the rules in my state?

Only where your state's tenancy authority publishes a time frame. For example, Consumer Affairs Victoria says non-urgent repairs are made within 14 days of a written request, and CBOS in Tasmania says general repairs are completed within 28 days. New South Wales, Queensland and South Australia set no fixed number of days, so the letter simply asks for the repair by a clear date.

What if the repair still is not done?

Claim Done has two formal documents for that: the Tenant Repair/Breach Notice ($49), which relies on your state tenancy law, and the Renter Compensation Claim Against Landlord ($49).
